Miami City Self Storage (MCSS) is a joint venture between Rivergate Companies and SJM Partners which was formed by industry veterans Jay Massirman, Steve Garchik & Steve McBride, to develop urban infill self storage facilities in high value locations nationwide. MCSS currently has 2 million square feet self storage facilities in various stages of development and lease up. Previously SJM developed 4 million square feet self storage in New York and Washington D.C. Active markets for MCSS include South Florida, DC, NY, Boston, LA and Northern California. In total the partners have developed over 60 storage facilities over the last 25 years making our team one of the leading developers of self storage in the US.

Jay Massirman

Jay Massirman is the founder and President of Rivergate Companies, a management, investment, development and advisory firm

headquartered in Miami, Florida. Jay has 30 years’ experience in real estate sector which spans the capital markets, investment and equity raising sectors. Prior to forming Rivergate Companies, Jay spent 20 years with CBRE, a global real estate service provider. As a Vice Chairman, he was a perennial top producer and was actively involved in the sale and financing of more than 400 transactions of all product types with an aggregate value in excess of $10 billion.

Stephen J. Garchik

PARTNER

Stephen Garchik has been a real estate developer and owner for 34 years. In that time he and his partners at The Evans

Company of McLean, Virginia and subsequently at SJM Partners Inc. of Palm Beach, Florida have developed approximately 4,000,000 sq. ft. of office space, 2,500,000 sq. ft. of residential properties, 5,000,000 sq. ft. of self-storage projects, 1,500,000 sq. ft. of retail space and 500,000 sq. ft. of industrial product. Mr. Garchik serves on the board of several non-profit institutions. He holds a Bachelor of Science and M.B.A. degree from the Wharton School at the University of Pennsylvania.

Stephen Mcbride

Stephen McBride has been in real estate development for more than 25 years. In his career, he has been involved in all aspects

of development with expertise ranging from acquisition through construction for more than 9.5 million square feet of retail, office, mixed use, multifamily residential and infrastructure. He joined SJM Partners in 1994. Currently he is a principal in the development of the George Washington Bridge Bus Station, New York, including upgrading the existing bus station and providing 120,000 sq. ft. of new retail.
